Before commencement of building works



As a custom builder, we feel strongly committed to make your project successful; besides all legal obligations, we have a long-term business plan which aims not only to make our own services continually practical and productive but also to keep our clients well pleased all throughout their build journeys. To fulfill these goals, we need to finish your project on time and on budget as well as to look after every single project very carefully.

We can guarantee that our services are being offered at a reasonably competitive price and finish ontime due to our meticulous project management system.

Have a stress-free & clear process?
Just check our simple process. All online forms and communication will stop the human errors and will create a stress-free & clear build experience for you, it will also save you money.

Have a high-end finish or best quality project?
You will select and we will build it as we quote. As long as your budget can go, we will deliver it for you as we use the best subcontractors in the area by experience.

Have an insurance and building licence?
Artiman Homes Pty Ltd is fully licensed and insured. Also, HBC cover, which used to be called ‘home warranty insurance’, protects homeowners as a last resort if builder can’t complete building work. Builder must give proof of the HBC cover to homeowners before starting work or asking for any payment or deposit.

While we can’t disclose our business plan, to put it in a nutshell, our long history of combined experience and knowledge in the building industry will allow us to avoid imposing any unnecessary costs on our clients. This way we can save & return all financial benefits to our clients and our company at the same time.



No, on acceptance of providing a quote for you, this is going to be 100% free with no obligations.
In rare cases, we might request for a $1,000-$2,000 quote fee but the reason will be explained to you upfront and the fee will be deducted from the deposit payment after signing the contract.

We need the following items to be sent to our email address:
all approved and stamped DA files
CC version of architectural plans
our completed "Selections For Quote" form or your specifications file
structural drawings


We can provide a rough estimate of build time after reviewing the plans. Our average construction period will be 5 months for one storey house and 7 months for two storey build.


After obtaining CC and payment of contract's deposit, we will start the project at site within 2-4 weeks.


Yes, please check a sample copy of our lump sum contract to be used for new houses, major residential renovations, or small multi unit developments with no architect supervision here .


You will receive a list of our suppliers located in the Illawarra region with their names, addresses and contact details, during quotation phase.


Yes, you can. Just bear in mind that in such case we may not have the same purchasing capacity as we do with our recommended suppliers. So, choosing a different supplier may incur extra expenses which will be the responsibility of the client to look after.


Yes, that will incur a cost for you but if we end up signing a build contract, the fee will be deducted from the build contract.

Before your builder starts any kind of residential building work valued at over $20,000 (or receives any payment under the building contract for that work, including a deposit), they must provide you with evidence of cover under the home building compensation (HBC) scheme.

Home Warranty insures the homeowner (either the original owner or subsequent owners) against:
- Non completion of the building contract
- Failure of the builder to correct faults, which are deemed by law to be the builder's responsibility,
for a nominated warranty period. These contingencies are poor workmanship, faulty design, and inadequate or unsuitable materials.

Before you start any building or construction work, you’ll need to apply for a construction certificate. Your local council or an accredited certifier working in the private sector can issue a construction certificate. This certificate confirms that the construction plans and development specifications are consistent with the development consent, and comply with the Building Code of Australia and any other council requirements.

Prime Cost Items
A PC Item or Prime Cost Item is an allowance to supply items or materials such as toilets, vanity, tapware, shower screens etc where the final selection hasn’t been made. The labour cost for installation will be calculated separately.

Provisional Sum Allowances
Provisional Sum allowances are used for an unknown cost and covers both materials and labour. PS allowances are often used for excavation and foundation where the exact costs are not known, and for kitchens whereby the allowance includes the cabinetry, benchtops and labour for installation.


During the building works



You will need to send an email request to our email address at least 5 working days before the date you want to enter the site. After getting this request, our site supervisor will make contact with you to discuss a suitable day and time.

Our site supervisors coordinate the daily operations of the worksite to ensure a high level of performance and compliance with health and safety guidelines. Our supervisors have strong leadership and project management skills. Thus, they are the best initial contacts not only because they are closely involved with each and every stage of the project but also due to their constant communication with the office management.

As soon as we receive the CC and Deposit, our supervisors will begin to work on the project's schedule with an estimated start date on site, averaging between 2 - 4 weeks.
Once a start date has been determined, we will send you an email regarding "Notice of Commencement of Building Work", 48 hours prior to starting the job at site.


A variation is work that is added to or deleted from the original scope of work of a contract, which changes the original contract amount and/or completion date. A change order may force a new project to handle significant changes to the current project. So please, bear in mind that while change orders may be applied during the course of a project, they can impose delays in the progression of the building works as well as additional expenses.

Please note:
- You can freely get advice from “site supervisor” of the possibility and estimation for any new variation.
- After getting advice from “site supervisor” and if you wish to proceed to submit a variation, we will provide a quote to you.
- You will have 5 working days to either approve or decline a variation quote. If time lapses, it is assumed this request has been declined.
- If a variation quote is approved, you will be sent an invoice within our contract guidelines. The “site supervisor” will then start to organise this request to be carried out.


After completion of building works

Contracts for new homes come with a warranty known as the ‘defects and liability period’. After the handover date, payment of last progress payment and all outstanding variation / change order invoices and once you have OC or interim certificate to live in your home, there is a compulsory 13-week maintenance period that we must comply with as long as these defects (that may arise) are within fair trading defect guidelines .
